Booking Viewings and Reserving Your Property

Finding a property with Wards Property is simple. Begin by booking a viewing, and our team will confirm your attendance on the day. If you’re interested in moving forward after your viewing, you’ll visit our office to complete the reservation process, which includes a Right to Rent check with a valid passport or ID.

Reservations are handled on a first-come, first-served basis, so timely submission of documents is essential. Each tenant must complete an application and provide any required documents promptly; delays could result in your reservation being canceled, and the property re-listed. Upon receipt of all required documents, tenants and guarantors will receive a tenancy agreement for review. Tenants have 15 days from the reservation date to complete and sign the agreement, after which the property may be re-listed if not completed.

Tenant Responsibilities and Applicable Charges

At Wards Property, we believe in transparency. Here are some of the common tenant charges and responsibilities:

  • Security Deposit: A maximum of five weeks’ rent applies for rents under £50,000 per year, and six weeks for rents above that.
  • Unpaid Rent: Interest of 3% above the Bank of England Base Rate applies to rent overdue by 14 days or more.
  • Lost Keys or Security Devices: Tenants are responsible for the actual cost of replacement, including locksmith fees if needed.
  • Contract Changes: A £50 fee applies for any tenant-requested changes to the contract or for adding new sharers.

Our goal is to ensure clarity in all matters related to your tenancy, allowing you to feel secure in your rental agreement with us.

Tenant Transfer Process (Pre-June 2019 Tenancies)

If a current tenant needs to transfer their tenancy to another individual, the following steps outline the process:

  • Notify Wards Property – Send an email to our admin team with your name and property address to inform us of your intent to transfer.
  • Finding a Suitable Replacement – You may wish to advertise for a replacement tenant on platforms like SpareRoom or social media. The new tenant will need to meet our suitability requirements and provide a UK-based guarantor if required.
  • Application for Replacement Tenant – Once a replacement is identified, they will need to initiate an application and submit any required documents.

Once approved, the new tenant will sign the agreement and provide the necessary deposit and rent payments. Outgoing tenants can finalize their deposit return through the Deposit Protection Service (DPS), ensuring a seamless transition.
